1. Better Energy Homes Grant Scheme

What is the Better Energy Homes Grant Scheme?

The Better Energy Homes Scheme is a Government scheme
administered by SEAI which gives fixed cash grants for insulation and Heating System Upgrades,
helping to make your Home more Energy Efficient and reducing harmful Emissions caused by
Burning Fossil Fuels like Oil, Gas and Coal

Who qualifies under these Grants?

These grants are available to all owners of Homes Built before 2006.

I am not sure exactly when my House was Built, how do i establish this?

This is determined by the Date your Home was connected to the Electricity
Network, you can establish this by following these steps:1. Find a Bill from your Electricity Supplier.
On the bill you will see a unique Meter Point Reference Number or MPRN Number.
( What is an MPRN? A Meter Point Reference Number (MPRN) is a unique 11-digit number assigned to every single electricity connection and meter in the country. Each individual meter has its own MPRN. An example of what an MPRN looks like is: 10009998888).Your MPRN stays the same even if you change electricity supplier. the MPRN is managed by the
ESB Meter Registration System Operator (MRSO), which is part of ESB Networks.

2. Once you have established your MPRN then contact ESB Networks quotating your MPRN and request the date of connnection.

They will confirm the exact date of connection. If it was connected before Jan 01
2006 you qualify for Grants under the Better Energy Homes Scheme.

What type of Homes Qualify

All Types of Homes Qualify:
Detached, Semi Detached, Bungalows,
Terraced Homes
Even Apartments etc

How much is available for me to Claim?

A typical Owner of a Semi-Detached can claim up to €4,700 in Grants

What do the Grants cover cost wise?

The Grants will help cover approx 20% of the Total cost of the typical Works

Do i have to fill out forms and then have to wait to be paid the Grant?

We discount the grant off the Job and claim it back after the works are completed, so no form filling or having to wait to receive payment

Do i get a BER Building Energy Certificate

We provide a BER Building Energy Certificate on completion of all SEAI Approved Home upgrades and this is included in the price quoted

I don’t Qualify for SEAI Grants what are my options?

Even if you don’t Qualify for SEAI Grants, the Home Renovation
Incentive Scheme (HRI ) is still available to you, plus you can also claim maximum relief under this Scheme.

2. Home Renovation Incentive

What is the Home Renovation Incentive Scheme?

Home Renovation Incentive was introduced in the 2013 budget,
to encourage people to invest in upgrading their homes.

How much is it worth to me?

The minimum value that is subject to tax relief is €4,405 up to €30,000. This equates to an increase of PAYE tax credits of between €595 and €4,050. It is important to note that the relief only applies if you pay Income Tax under PAYE or Self Assessment. Also its not an offset against the Universal Social Charge (USC) which is likely to exclude those on lower income levels from availing of the scheme

What sort of upgrade Works qualifies under this Scheme?:

The eligible works being undertaken must be for repair, renovation or improvement where the work is chargeable at the 13.5% VAT rate (ie, includes an element of labour or installation work). The scheme only applies to a Home owner’s principal residence and does not apply to Holiday homes, second Homes or renovation of non-habitable dwellings.

Are there other important rules?

The property and homeowner must be fully LPT (Local Property Tax) compliant to avail of the scheme.

3. Availing of Both Schemes Together

Can i get relief under both Schemes?

Yes you can get relief under both schemes together but
the VAT relief available under the HRI is reduced by three times the amount of the SEAI GrantEG: For instance, if you spent €20,000 on upgrade works on your Home, and you availed
of a grant of a €2,700 under the Better Energy Homes Scheme then this amount
is multiplied by three times ( €2,700 x 3 or €8,100 ) and then this total
is then taken from the total thus reducing the eligible amount for HRI purposes to €11,900.
